I want to share a cautionary tale. I recently had someone call me about a property to sell and asked if I could meet with him so we could go over pricing. The morning that we were supposed to meet, he sent me an email and said, “Hey! We don’t need to meet. I had someone give me an offer. I feel like it’s a full price offer so we can just move forward with that. Thanks for your willingness to meet.” He told me what he accepted as an offer and left it at that.
Let his mistake be your gain. What was his mistake? He didn’t ask me what I had come up with for pricing after completing my research. The price that I had decided on was about 10% higher than the offer that he accepted. While he saved, let’s say 3% in commissions, he lost 10% in pricing.
So, the moral of the story is: get professional help even if you feel like you know what you’re doing. Chances are really good that you’re leaving money on the table.
